The villa (10 sleeping accommodations) stands in the medieval village of Campagnatico, in a fully fenced 24-hectare estate stretching on a gentle hill. The villa offers a 360° view of the hills that slope towards the sea. This position allows guests to enjoy the wonderful light of Maremma from sunrise to sunset and to admire the unpolluted ski at night.
The courtyard around the building is paved in bricks. Eight months a year guests can have their breakfast, lunch and dinner al fresco in the pergola adjacent to the kitchen.
The estate includes also the owner`s house, standing 250 metres from the villa, the fields, consisting in particular in 600 olive trees and 7 hectares of Morellino vineyards, and a 5-hectare wood.
The swimming pool measures 12x6 metres and features a Roman stair; for security reasons, it has a maximum depth of 1.40 metres, which makes it easier to warm and change the water. The swimming pool is filled with salt-treated water to avoid the drawbacks of chlorine.
The villa is situated in Maremma, an unspoilt region in which tourism goes hands in hands with local traditions. The Maremma is rich in Etruscan and medieval villages and towns that have maintained their historical and culinary traditions.
White wild beaches and bathing establishments are 45 minutes (28 km) from the villa. Two of them lie in spectacular regional parks.
A manθge is 6 kilometres from the villa. Golf lovers cannot pass up the chance to dedicate to their favourite sport in one of the two 18-holes course lying 35 kilometres from the estate.
Accommodation
The villa (4 bedrooms, supplementary single bed in one bedroom, single bed in the independent premises on the first floor and 3 bathrooms) spreads out over two floors.
On the ground floor there are a large fully equipped kitchen (50 m²) with kitchen island in the centre and three living rooms separated by archways. One of the living room features also a big old fireplace. The French door in the kitchen opens onto a pergola furnished table and chairs. On the ground floor there are also 1 twin-bedded room and 1 bathroom with shower.
The first floor composes of large independent premises with single bed and fireplace, 1 double bedroom, 1 twin-bedded rooms and 1 bathroom. The master bedroom composes of the bedroom, a wide room with wardrobe and a single bed, a wonderful dedicated bathroom with two basins, shower and whirlpool bathtub and a smaller bathroom with toilet and bidet.

The villa is provided with swimming pool, working fireplace, baby cot, DVD player, satellite TV, CD player, Internet connection, washing machine, dishwasher, iron, electric oven and hair-dryer.
Services
A cafe selling also soft drinks, bread, ham, milk, etc is 400 metres from the villa. A minimarket is 3 kilometres from the estate and a second minimarket is in Campagnatico, 7 kilometres from the villa. A supermarket is at the gates of Grosseto (18 km) and is reached in 15 minutes. The post office is 3 kilometres and a bank is 7 kilometres from the estate. Some restaurants are in Campagnatico (7 km).

The estate is situated 14 kilometres north east of Grosseto, in the municipality of Campagnatico.
In the neighbourhood of the villa are the Etruscan towns of Roselle (13 km), Vetulonia (39 km), Tarquinia (100 km), Volterra (107 km) and Populonia (91 km), the medieval towns of Sovana (65 km), Pitigliano (70 km), Magliano (40 km) and Siena (60 km), the thermal resorts of Petriolo (35 km) and Rapolano (80 km) and the towns of Montalcino (45 km) and Scansano (24 km), which are renowned for their wines.
Other interesting places in the neighbourhood: Grosseto 18 km - Siena 60 km - Pisa 148 km - Lucca 190 km, Maremma regional park 25 km - Farma and Belagaio Nature Reserve 40 km - Orbetello 57 km.
How to Get to the Villa
The villa is reached through the SP Grosseto-Cinigiano, then the SC 38 and finally 300 metres of unsurfaced road accessible to any kind of vehicles.
