Description

The imposing luxury villa is located in the hinterland of Grosseto, in Maremma, a few kilometres from some of the most beautiful beaches in Tuscany.

Perched on a hill in a no-hunting area inhabited by pheasants, deer, wild boars and hares, the villa affords a spectacular 360-degree view of the surrounding countryside. The outline of Mount Amiata and Mount Cetona are seen in the distance.

The villa was entirely built in tufa in the first half of the 19th century. The building has been recently renovated with an eye to preserving its original structure; during the restoration works, old materials have been saved and reused. An ancestor of the owners, who was a carpenter, made some of the comfortable rustic pieces of furniture in the house.

Near the villa are a riding stable, a tennis club and some thermal baths. A golf club is about 30 kilometres from the property and is easily reached by car. The villa is also an excellent departure point for visiting the whole Maremma region.


The Outdoors

A fully fenced wide park of about 3 hectares dotted with oleanders, roses, viburnums and three century-old olive trees surrounds the villa.

In the well-kept lawn are the private swimming pool (12x6 m; depth: 1.50 m) surrounded by a stone solarium area equipped with parasol and deck chairs, which is accessed by a Roman stair, and a barbecue.
The patio is furnished with iron table and chairs, and a parasol. Next to the house is a round iron table for having breakfast in the open air.


Accommodation

The villa is a two-storey building that sleeps 8+2 guests in 2 double bedrooms, 2 twin bedrooms and 2 children's beds available only upon request, and has 4 bathrooms.

On the ground floor are the fully equipped kitchen decorated with majolica tiles depicting the local flora and fauna, and a large and bright living room overlooking the surrounding countryside. On the ground floor are also a twin bedroom preceded by a large hall, and a travertine bathroom.
Beautiful travertine stairs lead to the first floor, which composes of two double bedrooms and a twin bedroom. All of the bedrooms have a private bathroom. The bathroom of one of the double bedrooms is equipped with a whirlpool bathtub. On the first floor is also a sauna sitting five.

Two children's beds are available only upon request.

The villa is equipped with swimming pool, barbecue, satellite TV, 3D video projector, home theatre, DVD player, stereo system, Internet connection, oven, microwave oven, side-by-side fridge, dishwasher, washing machine, sauna sitting five, whirlpool bathtub, bicycles, children's beds and private car parking space.
The rent includes daily cleaning (one hour/day).

Cafés, a restaurant, pizzerias, food shops and a butcher are 1 kilometre from the villa. Other shops and services of any kind are 6 kilometres away.
A riding stable is 6 kilometres from the property.
A tennis club and some thermal baths are 9 kilometres from the estate.
